Property Maintenance




It is in our best interest to maintain your property to the highest standard. Our in-house maintenance team will take care of any minor repairs.



Maintenance

If any maintenance is required at the property at any point, we will notify you first. If we do not receive a response within 24 hours, we will send one of our in-house specialists to fix the issue. Please note that in the case of an urgent event instant actions will be taken by us if we cannot get in touch with you. If a significant refund or cancellation of a booking are at stake we will also make a prompt decision.


Smarhost will charge £30 + VAT for a call out and work of up to 2 hours. £10 +VAT charge is applied for each additional hour. 

We highly recommend all landlords to complete annual checks of their property amenities such as boiler, heating, gas and electricity. These actions will allow us to avoid emergency cases and ensure that the property meets the highest standards and guests' expectations. 

Work arrangements

Smarthost charges £30 + VAT for arranging the work, plus the cost of the labour work and VAT. We have our own maintenance team, however, we do not have an in house gas, boiler, heating engineers, therefore, we outsource these services.


Emergency services

Please consider hiring an emergency service company such as HomeServe who we can contact in case of an emergency (boiler, electricity, etc). We can arrange for our staff to attend and supervise a visit from an external emergency service company for a fee of 20% on top of the completed work by external stakeholders. Please note, that SmartHost reserves the right to firstly use an internal maintenance team to evaluate the problem. The relevant charge will be applied. 


Smarthost is authorised to spend up to 250 GBP per month on emergency maintenance work without notifying clients (please see point 9.2 of the Client Agreement)

Annual checks
In order to keep your property in top condition, we advise all our landlords to complete annual checks of electricity, plumbing, heating, gas and etc. This will allow us to avoid any refunds to the guests.
